The sale of the apartments in Le Clos de Pommard is as seen i.e. fully refurbished with all works completed and carried out in accordance with the requirements of lArchitecte de Batiment de France and the project Architect, Jean-Robert Thetard of Beaune.
The details of each apartment; title, ownership of surrounding land and boundaries, mutual covenants and management responsibilities, etc.,.are defined in the documentation of sale and in the état descriptif de division règlement de co-propriété.
A 5% deposit (cheque de guarantie) will be made to the Notaire on reservation. The remaining 95% will be transferred direct to the Notaire in conjunction with the signing of the Notarial Contract of sale.
The building works are guaranteed by a 10 year insurance policy which covers construction faults and latent defects as well as product guarantees (responsibilité décennale)
The fee for conveyancing, payable to the Notaire, will be between 2.5 3% plus TVA. This cost, together with land tax (taxe de publicité foncière) at 0.615% of the purchase price is in addition to the prices quoted.
Each apartment will pay a proportion of the overall management and maintenance costs based on the size of the property as a % of the whole. Every effort has been made to keep these ongoing costs to a minimum but they will cover such items as cleaning, insurance, external planting and periodic redecoration of the common areas.
